The City's Planner reviews proposed projects and provides expert advice to the Planning Commission and City Council in regards associated regulations and mandated requirements to assist them in their decision making process.

Another essential function of the Planner is to provide the public with information and guidance concerning development, general plan policies, zoning district regulations, permit procedures, planning statistics, property information, growth trends, and other information relevant to land use and the orderly development of the City.

Planning Commission

The City's Planning Commission consists of five members of the public that are appointed by a majority of the members of the City Council and serve without compensation.  The Commission meets on the third Tuesday of the month at 6:30 p.m. 

The Planning Commission receives, reviews, and processes development applications for land use permits including parcel maps, subdivisions, use permits, rezoning, variances, general plan amendments and annexations.

The Planning Commission is responsible for implementing and updating the land use goals and policies approved by the City Council as detailed in the City’s General Plan, Zoning Code, the Highway 99W Specific Plan, and various development ordinances and standards.  Additionally, the Commission is responsible for assuring compliance with numerous State statutes including the California Environmental Quality Act, Planning and Zoning Law, and the Subdivision Map Act.
